Villages and Subdivisions: The HOA Factor
If you live in a gated village — whether in Quezon City, Makati, Parañaque, Las Piñas, or anywhere in between — your homeowners’ association likely has rules about contractor entry and electrical work. Common requirements we encounter:
- Work permits filed with the village office before the job
- Contractor accreditation or bonds in stricter villages
- Work-hour restrictions (typically weekdays, no early mornings or Sundays)
- Gate passes for crew and materials
None of this changes the installation itself, but it adds coordination time. We handle the paperwork routinely — just tell us your village during the assessment and we’ll factor the lead time in. Pro tip: request your HOA’s contractor requirements early, kasi some village offices take a week or more to process permits.
Condo vs House: The Big Metro Divide
This is the biggest cost-and-complexity difference in Metro Manila. A huge share of the region lives in condos, and condo installs are a different animal:
House install (standard case): your panel, your walls, your decision. If the run is reasonable and your panel has capacity, you’re squarely in the quoted after a free site assessment range.

Meralco Service and Older Metro Homes
Virtually all of Metro Manila is served by Meralco, which simplifies one thing: residential rates are consistent across the region at around around ₱15 per kWh (rates change monthly). Charging at home is dramatically cheaper than public stations at ₱20–38 per kWh — a big part of why home charging is so sulit for daily Metro driving.
The Meralco-related question that actually affects your install is service capacity. Many older homes in areas like San Juan, Manila proper, or older QC neighborhoods run on modest service that’s already working hard. Adding a 7kW continuous load may require:
- A panel upgrade (more common than a service upgrade)
- In some cases, an application to Meralco for increased service capacity
